On Wednesday, February 11, 2026 at 3:30 pm, the Lake County Board of Adjustment will hold a
public hearing in the community room (Room 106), located on the 1st floor of the Dave Stipe
Courthouse Annex building, 500 1st St E, Polson. The options for attendance are virtually* or in
person. The hearing will include the following item:
WAETZIG CONDITIONAL USE REQUEST
Todd and Crystal Waetzig are requesting conditional use approval to allow for a temporary
dwelling within the Finley Point Zoning District, sub-unit B Highway Mountainside. If
approved, the conditional use would allow the establishment of an RV for a period of
construction not to exceed two years. The request is associated with the construction of a single-
family residence and additional accessory structures. The property is legally described as lot 2 of
the Sundance subdivision located in section 33, T23N, R19W

attendance are virtually* or in person. Agenda items include:
AMENDED PLAT OF TRACT 2-A, SAVIK MINOR SUBDIVISION
Jacob Feistner of plan4approval, on behalf of Gene and Paula Lowder, is proposing to create one
(1) additional tract from a +/-91.28-acre parcel located approximately 2.5 miles north of Charlo
and accessed off Duck Road. The tracts would consist of one 20.29-acre tract and the other 71
acres, proposed for residential use, with individual water and wastewater treatment systems. The
proposed 20.29-acre tract is currently developed with a single-family residence and accessory
structures for agricultural use; the other is undeveloped farmland. The property is located at
38272 Duck Road, Ronan, and legally described as tract 2-A of Savik Minor Subdivision,
located within section 20, T20N, and R20W.
AMENDMENT OF PLANNING BOARD BYLAWS
A working session will take place to review the existing Planning Board by-laws and have initial
discussion about proposed changes to the document. The bylaws in place were adopted in 2017
under Resolution 17-09. As this is a working session, no action on the document will be taken.
Information regarding the agenda item is available from the Lake County Planning Dept.
Written comments received by February 2, 2026 will be included in the board packets. All

at 2 pm in the Office of the Lake County Commissioners, Room 211 of the Lake County Courthouse
(virtual attendance is an option) on the following item:
FEE SCHEDULE AMENDMENT
On October 8, 2025, the Lake County Planning Board held a public hearing to review proposed
amendments to the Lake County Planning Department fee schedule. The Lake County Board of
Commissioners passed a Resolution of Intention on January 8, 2026. The amendments include
adjusting after-the-fact fees for regulation violations and adjustments to the subdivision fees. The
Planning Board recommended that the Board of Lake County Commissioners adopt the amendments
with the modifications made during the meeting.
The Board of Lake County Commissioners will review the Planning Staff’s proposal with the Planning
Board’s recommendation, and all public comments during a public meeting, and may pass a resolution
of adoption. All written and verbal comments are welcome and will be forwarded to the board for their

BUILDINGS FOR LEASE OR RENT AMENDMENT
On January 14, 2026, the Lake County Planning Board held a public hearing to review proposed
amendments to the Lake County Buildings for Lease or Rent regulations. Modified sections include
sections 4-8 and the addition of an appendix to add RVs and mobile homes to the regulations, per state
law changes in 2025. The Planning Board recommended that the Board of Lake County
Commissioners adopt the amendments with the modifications made during the meeting.
The Board of Lake County Commissioners will review the Planning Staff’s proposal with the Planning
Board’s recommendation, and all public comments during a public meeting. All written and verbal
