LEGAL NOTICE

The Lake County Planning Board will hold a public meeting on Wednesday, January 14, 2026 at
7:00 pm in the community room (Room 106), located on the 1st floor of the Dave Stipe
Courthouse Annex building, 500 1st St E, Polson. (Enter from 5th Ave E.) The options for
attendance are virtually* or in person. Agenda items include:

BUILDINGS FOR LEASE OR RENT REGULATION REWRITE

The Planning Board will hold a public meeting regarding updates to the Lake County Buildings
for Lease or Rent Regulations (BLR). Modified sections include sections 4-8 and the addition of
an Appendix. The current BLR regulations and a list of all of the proposed changes can be
provided by the Lake County Planning Department or found on the Planning Department’s
webpage. The public is encouraged to attend this meeting and participate in the process.
Information regarding the agenda item is available from the Lake County Planning Dept.
Written comments received by January 5, 2026 will be included in the board packets. All written
and verbal comments are welcome and will be forwarded to the board for their consideration.
Comments received after January 5 will be provided to the board at the meeting, which may not

On Wednesday, January 14, 2026, at 3:30 pm, the Lake County Board of Adjustment will hold a
public hearing in the community room (Room 106), located on the 1st floor of the Dave Stipe
Courthouse Annex building, 500 1st St E, Polson. The options for attendance are virtually* or in
person. The hearing will include the following items:

REINIGER CONDITIONAL USE REQUEST

Rudie and Nancy Reiniger are requesting conditional use approval to allow for a temporary
dwelling within the East Shore Zoning District. If approved, the conditional use will allow
establishment of a temporary dwelling for a construction period not to exceed two (2) calendar
years. The +/- 1.09-acre subject property is located at 17324 Panoramic Way in Bigfork, legally
described as tract 1 on COS 7324, within section 05, T25N, and R19W.
CHRISTENSEN CONDITIONAL USE REQUEST

Cheryl Reid of Delaney’s Landscape Center, on behalf of Dana Christensen, is requesting
conditional use approval within the Finley Point Zoning District, sub-unit Skidoo Lane. If
approved, the conditional use will allow for impervious surface areas covering between 30 and
49 percent of the buildable area of the lot. The request is associated with the construction of a
single-family residential dwelling. The +/- .674-acre subject property is located at 32316 Skidoo
Lane in Polson, legally described as tract 7 of Jenning Orchard Tracts, within section 21, T23N,
and R19W.

SERRA CONDITIONAL USE REQUEST

Michael K. Serra is requesting conditional use approval to allow for the expansion of a highway
commercial business. If approved, the conditional use would allow the addition of an automotive
sales business to the auto body shop that is already existing on the lot. The property is legally
described as lot 1 of Lake View Step Two, a subdivision located in section 19, T25N and R20W.

HOGAN VARIANCE REQUEST

Lance Hogan is requesting a variance to allow for an encroachment into the setback from South
Finley Point Road. If approved, the variance would allow a shop to be constructed within the
county road setback on the subject property. The property is legally described as lot 2A of the
amended plat of lots 2 & 3, St. Ignatius Pebble Beach within section 19, T23N, R19W.

HART CONDITIONAL USE REQUEST

Christopher Hart is requesting conditional use approval to allow for a temporary dwelling within
the Finley Point Zoning District, sub-unit Skidoo Lane. If approved, the conditional use would
allow the establishment of an RV for a period of construction not to exceed two years. The
request is associated with the construction of a single-family residence and additional accessory

structures. The property is legally described as tract 1, of COS 7804 within section 21, T23N,
R19W

LEGAL NOTICE

The Board of Lake County Commissioners will hold a public hearing on Tuesday, January 27, 2026 at
2 pm in the Office of the Lake County Commissioners, Room 211 of the Lake County Courthouse
(virtual attendance is an option) on the following item:

LAKE COUNTY SUBDIVISION REGULATIONS AMENDMENT

On December 10, 2025, the Lake County Planning Board held a public hearing to review proposed
amendments to the Lake County Subdivision Regulations. The amendments included Sections II, III,
IV, VI, VII, IX, and X of the Lake County Subdivision Regulations pertaining to the general
procedures, divisions of land exempt from subdivision review, review procedures for minor
subdivisions, condominium subdivisions, review procedure for subdivisions created by rent or lease,
overall development plan for phased subdivisions, and design and improvements. The Planning Board
recommended that the Board of Lake County Commissioners could adopt the amendments with the
modifications made during the meeting.
The Board of Lake County Commissioners will review the Planning Staff’s proposal with the Planning
Board’s recommendation, make any revisions or amendments determined necessary, and may pass a
resolution of intention to adopt the amendments. All written and verbal comments are welcome and
